Sure is....450-500 miles a day....if it were me i would iron man the 1400 miles but the wife can take too much. Im proud of her though, the longest shes ever driven is from CO Springs to Denver.

If that's all in equity, then it's not as much of a hit IMO as it's money you don't already have in hand. If it's cash out of pocket, then it's really a hit. Hope you can get out of it the most you can.

I have two options because a conventional sale isn't likely:

1) Short sale

2) Walk away and foreclose


I'd prefer #1 as #2 goes against every principle I've ever been taught.

God damn guys your not making me feel good about buying another house. I bought one and only owned it for 17ish months before i sold it....still made 3K+ though, we got lucky because a coupke of months later the market took a complete shit.

I figure it's near the bottom now or the end of times is around the corner, so either way it's OK to buy. It'll be at least a year before I can pull the trigger again but I think I found a neighborhood I like up in the foothills.

Personally, I would get an apartment or other rental unit (condo/home) for about six months. The market seems to be taking a bit of an upward turn. But, given that there's already been layoffs after the election, and I'm hearing rumours/grumblings of the market tanking again early next year, might be better off holding out for a few months and see what it does.

Also, I personally have no desire to own another home for a long time, so my views can be skewed. I'm giving serious consideration to once my debts are paid off, banking a ton of money and buying acreage up north where i can put a small trailer or build a shack. Then, I'll continue to rent until I retire at which point my hunting property turns into my retirement home.

There are some nice spots in dem hills, thats where me and the wife want to be at....hopefully we can find one that we want to afford.
